Look beyond the headline rent.

Gross rental income is only one part of an operating picture. A useful review also considers maintenance, insurance, service charges where applicable, management costs and periods without rental income.

Start by listing the costs you know. Keep estimates separate from documented amounts, note their source and check how the picture changes when a major assumption moves.

Plan for the spaces between tenancies.

A vacant period can affect more than income. It may also change inspection needs, maintenance timing, utilities and insurance conditions.

Prepare a simple transition checklist covering the property’s condition, outstanding work, records and who is responsible for each action. Check the requirements of your particular arrangement with the relevant specialist.

Make operating responsibilities visible.

Unclear responsibilities can turn a routine issue into an avoidable delay. Write down who receives a report, who can authorise work, who contacts contractors and where the outcome is recorded.

A clear process supports communication, but it does not replace the obligations in a tenancy agreement or applicable law. Check those obligations separately.

Bring better information to a consultation.

A short summary is often a better starting point than a large folder of documents. Note your role, the type and location of the property, its current use and the decision you want to make.

List what you know, what you are assuming and what remains uncertain. Share confidential documents only after an appropriate method and purpose have been agreed.
